Built in 1802, The Mill House enjoys a commanding position in a beautiful and picturesque riverside setting on the banks of the River Tweed.
This grade B listed house, of great character and charm, is a converted former watermill with accommodation on three floors. Nearly all of the rooms have a river view over the delightful Scottish Borders countryside, and the house is conveniently located for shopping in the pretty Borders town of Peebles.
There is a large, modern, family dining/kitchen (seating ten) that is the heart of the house. Alternatively, open the French doors and dine on the patio accompanied by the relaxing sound of the rippling waters of the Tweed.
The Mill House makes an excellent holiday home for a family with children. The grounds are child friendly with a large playing field with swings, and a chute, all in full view of the patio and terrace. The garden is fenced and pets are welcome too.
If you just want to relax, then enjoy lying on a lounger on the sun terrace and watch the river go by, the tranquillity broken only by the sound of leaping salmon and trout. There is an abundance of wildlife, including herons, ducks, kingfishers and otters.
Colourful Kailzie Gardens are a short walk away, with a sparkling burn and wildfowl pond, and can provide a tranquil and relaxing stroll or picnic. There is a restaurant/café at Kailzie that is open from April to October.
Walkers are catered for with the Pentlands, Moorfoot, Eildon and Manor Hills: all readily accessible. Mountain bikers will be delighted to find themselves only a short cycle from what is regarded as one of the finest cross-country courses in Europe at Glentress, and keen downhill bikers will find a good downhill course at Innerleithen about four miles to the east.
Garden lovers can visit Dawyck Gardens, near Stobo, or Traquair House and Gardens, both of which are just a 15-minute drive.
Horse riding/pony trekking and the Cardrona Golf and Country Club are nearby. Golfers have a wide choice of courses in this area and there is a weekly passport available that allows access to several of the courses.
Only two miles away is the historic and pretty market town of Peebles, where you will find an assortment of traditional Scottish shops and two large supermarkets. Edinburgh City Bypass can be reached in under 20 miles/35-minute drive, and Edinburgh airport can be reached in just over an hour.
All in all, this is the perfect family house in a location that can satisfy all needs for an enjoyable holiday for the whole family. We particularly recommend it to families with younger children and those who require a peaceful location for an activity-based holiday.

Organised Osprey Watches at Kailzie Gardens which are within walking distance. The river is home to an extensive array of birdlife and there is a small island 100 yards upstream used as a nesting area.
