Letting Guide

We are continually seeking new properties for our exciting and well-respected portfolio.

If you have a holiday property, whether a cosy cottage for 2 or a mansion house for  a large party, which you feel would fit in with those represented here, we would be delighted to be your chosen agent.

Most of our properties are either particularly beautiful, well appointed, in a particularly spectacular location, or offer some other attraction not normally found in self-catering accommodation, such as a hot tub or access to a swimming pool. However, we also seek well appointed properties in popular locations which are less luxurious but well maintained and managed.

We aim to be flexible and to accommodate your own use of the property but, for full representation in the brochure as well as on the website, we regret that we are unable to let in conjunction with other agents or the owner. We pride ourselves on our exclusive portfolio and wish to retain that market niche.

THE COMPANY

LHH Ltd was established in 1993, and is especially well known for the letting of high-quality, self catering accommodation in cottages, castles, mansions, lodges and farmhouses throughout the UK. The office is based in the Highlands of Scotland at Newfield, Balblair, Dingwall.

WE OFFER

  • To represent and maintain a portfolio of high quality, self-catering accommodation in all types of properties.
  • To let all our properties to their maximum potential throughout the year.
  • To offer a first class, personal service to both owners and customers to ensure confidence in us, and to continue to maintain our reputation for quality accommodation.
  • To offer representation in a very high standard, glossy brochure in which each house enjoys at least a full page, in order to market your property to its maximum potential, to attract high occupancy levels. (These properties must have no more than two July/August weeks withdrawn by the owner.)
  • Professional photography of both exterior and interior views of the house.
  • Regular visits by reservations staff, who also work in the bookings office and can speak, with first hand knowledge, to any potential customer. This hugely increases bookings. Other office staff will also visit your property at some time in order to increase their knowledge of the properties. This personal and individual service is highly valued by all our regular and new customers.
  • Representation on our highly successful website. (For properties with limited availability, or for those wishing to use multiple agencies, we offer a website-only service.)
  • CIM qualified marketing staff and a highly effective marketing strategy.
  • Ongoing business development advice in relation to property management.
  • A ‘hand holding’ service for new owners venturing for the first time into the holiday letting market.
  • Reviews of properties for sale with a view to purchasing as holiday accommodation – a professional analysis and letting report can be made available for business loan/mortgage purposes. A fee is applicable

WE REQUIRE:

For brochure inclusion

  • Properties of a high standard, which offer a style or quality of accommodation not normally found in the general self-catering holiday market. Properties must meet the required safety standards for self-catering letting and must be well maintained. Properties available throughout the year must have adequate central heating systems, or equivalent, to ensure that the house can be warm even during the coldest weeks.
  • Properties must have full availability in the summer (less two weeks allowed to be withdrawn) and be available to let at Christmas and/or New Year.
  • To hold the diary for all properties and to take bookings without reference to owners. In order to function effectively, and due to a live online booking service, we need to confirm bookings as and when requested by the customer, as a delay awaiting a response from an owner usually means a lost booking.

For website inclusion

  • Properties of a high standard, which offer a style or quality of accommodation not normally found in the general self-catering holiday market. Properties must meet the required safety standards for self-catering letting and must be well maintained. Properties available throughout the year must have adequate central heating systems or equivalent to ensure that the house can be warm even during the coldest weeks.
  • Professionally produced (or equivalent) digital photographs for the website entry. This need not be very expensive, and will be more than recovered in the additional bookings that good presentation invariably attracts. We require 20 images, which must be a mix of interior and exterior. Photography must be consistent with the existing website photography.
  • LHH will hold the booking diary.
